This was one of my first ever properties. I was young and new with only $150K but because of my well thought out business plan, I was able to convince the bank that I could turn this property around.

I would give them $150K, a personal guarantee, get the property off their books and lease it. What did they have to lose? I knocked on every single door in the neighborhood to land a new tenant and renegotiated with existing tenants. I got all brand new 10 year leases and stabilized the property turning it into a performing asset.

Putting a clever plan together and being able to turn $150K into $1.5M was a huge turning point for me. I knew this was the business I needed to be in!
